Hausfuchs Beta Program — Terms and Conditions (Business Participants)
Last updated: 30 October 2026 · Version 2026-10-30-r1
This document is available in English only during the beta period. The English version is authoritative.
These Terms and Conditions (the "Terms") govern your participation in the Hausfuchs beta program (the "Beta Program") and your access to the pre-release version of the Hausfuchs service made available at beta.hausfuchs.com (the "Beta Service").
The Beta Service is operated and provided by:
Hausfuchs Oy, Business ID 3643057-1, Helsinki, Finland, <hello@hausfuchs.com>
("Hausfuchs", "we", "us", "our").
"Hausfuchs" is also the name of the service and its brand.
These Terms apply to participants joining in a business capacity. If you are joining as a private individual, for purposes outside your trade, business, craft or profession, do not accept these Terms — the terms for individual participants are at /terms/personal and different rules apply to you.
By creating an account, clicking to accept these Terms, or otherwise accessing or using the Beta Service, you ("you", "Participant") agree to be bound by these Terms. You accept on behalf of the organisation you identified at registration, you represent that you have authority to bind that organisation, and "you" refers to that organisation. If you do not agree to these Terms, do not access or use the Beta Service.
1. Purpose of the Beta Program
The purpose of the Beta Program is to allow a limited group of participants to evaluate the Hausfuchs geospatial and real estate intelligence service in a pre-release state, to provide feedback, and to allow us to observe how the service is used so that it can be tested and improved (the "Purpose"). All access granted under these Terms is granted solely for the Purpose.
Observation of usage is a core part of the Beta Program, not an incidental feature of it. Section 10 describes what we record and why. Please read it before you accept these Terms.
2. Eligibility and Access
2.1 Participation in the Beta Program is by invitation or approval only. We may accept or decline any application at our discretion, and we may limit the number of participants.
2.2 You must be at least 18 years old and have the legal capacity to enter into a binding agreement.
2.3 You represent that you are accepting these Terms for purposes relating to your trade, business, craft or profession, and that the organisation name and business identity code you provided at registration are accurate and belong to that organisation.
2.4 You are responsible for keeping your account credentials confidential and for all activity carried out under your account. You must notify us without undue delay at <support@hausfuchs.com> if you become aware of any unauthorised use of your account.
2.5 Access is personal to the named users you designate. You may not share credentials with, or provide access to, any third party without our prior written consent.
3. Licence and Restrictions
3.1 Subject to your compliance with these Terms, Hausfuchs grants you a limited, non-exclusive, non-transferable, non-sublicensable, revocable right to access and use the Beta Service for the Purpose during the term of the Beta Program.
3.2 No rights are granted other than those expressly stated in these Terms. In particular, you shall not, and shall not permit any third party to:
a) use the Beta Service for production workloads, or as a basis for decisions with material financial, legal or safety consequences;
b) copy, reverse engineer, decompile, disassemble or otherwise attempt to derive the source code, structure, architecture or underlying datasets of the Beta Service, except to the extent, and only to the extent, that such acts cannot be prohibited under mandatory applicable law;
c) resell, redistribute, sublicense, rent, lease or otherwise make the Beta Service or Hausfuchs Data derived by us (as defined in Section 5) available to any third party, or use it to provide services to third parties. This restriction does not apply to third-party source data that reaches you under an open licence — see Section 5.6;
d) systematically extract, scrape, harvest or bulk-download data, Outputs (as defined in Section 5) or content from the Beta Service, or use automated means to access it other than through interfaces we expressly make available;
e) use the Beta Service, Hausfuchs Data or Outputs to build, train or improve a competing product or service, or any machine learning or AI model;
f) circumvent or attempt to circumvent any access control, usage limit, rate limit, telemetry or security measure;
g) upload or transmit any content that is unlawful, infringing, malicious, or that you do not have the right to submit; or
h) use the Beta Service in violation of any applicable law, including data protection, competition, real estate, marketing or export control law.
4. Nature of the Beta Service
4.1 The Beta Service is pre-release software. It is incomplete, may contain defects and errors, and has not undergone the testing, validation or quality assurance applied to a commercially released product.
4.2 You acknowledge and accept that the Beta Service may, without notice and without liability to you:
a) be unavailable, interrupted, degraded or slow;
b) change materially in features, functionality, interfaces or data coverage;
c) produce incomplete, inaccurate, outdated or misleading results; and
d) lose, corrupt or delete data, including data you have entered or generated.
4.3 You are solely responsible for maintaining your own backups of any data you consider important. We provide no undertaking to retain, back up, export or restore any data.
4.4 We provide no service level commitment, no support commitment, and no guarantee of uptime, maintenance or bug fixing. Any support we do provide is offered voluntarily.
4.5 Different participants may see different features, interfaces or behaviour at the same time, as we run experiments and staged rollouts. See Section 10.2(d).
4.6 We are under no obligation to release a commercial version of the Beta Service, to continue the Beta Program, or to make any commercial version available to you or on any particular terms.
5. Hausfuchs Data, Outputs and No Professional Advice
5.1 "Hausfuchs Data" means the data, datasets, indices and analytical outputs made available through the Beta Service, including data drawn from public registers, open data sources, licensed third-party sources, and data derived or modelled by us. "Outputs" means the estimates, scores, classifications, reports, maps and other results the Beta Service generates.
5.2 Outputs are informational only. They are estimates produced by automated and statistical methods and are not verified assessments of any property, site or area. Outputs do not constitute, and must not be relied on as, a property valuation, a condition or structural survey, an investment recommendation, a planning or permitting determination, a legal opinion, or tax, financial or professional advice of any kind.
5.3 We make no representation or warranty as to the accuracy, completeness, currency or fitness for purpose of any Hausfuchs Data or Output. Source data is obtained from third parties and may be incorrect, outdated or incomplete, and we do not independently verify it.
5.4 You must independently verify any information before relying on it, and you are solely responsible for any decision you make or action you take on the basis of the Beta Service. You should obtain qualified professional advice before entering into any property transaction.
5.5 Hausfuchs Data derived or modelled by Hausfuchs is sub-licensed to you for the Purpose only and for the duration of the Beta Program. You shall not redistribute, resell or sub-license it.
5.6 Third-party and open data. Parts of the Hausfuchs Data originate from third-party sources made available under open licences. These licences grant you rights directly, which these Terms do not restrict, and impose obligations on you, which you agree to observe. In particular:
a) data from the National Land Survey of Finland (Maanmittauslaitos) and comparable Finnish public-register sources is made available under the Creative Commons Attribution 4.0 licence and must be attributed to its source;
b) data originating from OpenStreetMap is made available under the Open Database License (ODbL) 1.0 and carries attribution and share-alike obligations; and
c) other third-party sources may carry their own terms and attribution requirements, which we will notify to you.
Where you reproduce or publish material that includes such data, you must give the attribution the relevant licence requires. Nothing in Section 3.2(c), Section 5.5 or Section 9 purports to restrict rights granted to you directly by an open licence, or to claim ownership of openly licensed source data.
6. Your Content
6.1 You retain all rights in the data, files, queries and other materials you submit to the Beta Service ("Your Content"). Your Content excludes Hausfuchs Data and Outputs.
6.2 You grant Hausfuchs a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, process, adapt and display Your Content for the purposes of operating, securing, supporting and improving the Beta Service and analysing its performance during the Beta Program.
6.3 You represent and warrant that you have all rights necessary to submit Your Content and to grant the above licence, and that Your Content does not infringe the rights of any third party or violate applicable law.
7. Feedback
7.1 We encourage you to provide feedback, comments, bug reports, suggestions and ideas relating to the Beta Service ("Feedback"). Participation in the Beta Program may be conditional on providing Feedback on reasonable request, including by responding to in-product surveys.
7.2 You assign to Hausfuchs all right, title and interest in and to all Feedback, including all intellectual property rights therein, free of charge and without restriction. To the extent such assignment is not legally effective, you grant Hausfuchs a perpetual, irrevocable, worldwide, royalty-free, sublicensable and transferable licence to use, modify and exploit the Feedback for any purpose.
7.3 We are free to use, implement or ignore Feedback at our discretion, with no obligation of compensation, attribution or confidentiality towards you in respect of the Feedback.
8. Confidentiality
8.1 "Confidential Information" means any non-public information of whatever nature belonging to Hausfuchs or its partners or affiliates and relating to, among other things, their businesses, technology, facilities, products, techniques, know-how, plans, data or software architecture, concepts, discoveries, ideas, methods and processes, which you receive or otherwise obtain in connection with the Beta Program, whether or not marked as confidential. Confidential Information includes in particular: the Beta Service itself and all non-public features, functionality and performance characteristics; software source code and software architecture; Hausfuchs Data structures, methodologies and models; business plans and product or service roadmaps; pricing under discussion; and the existence and content of the Beta Program.
8.2 You shall use Confidential Information solely for the Purpose, keep it strictly confidential, and not disclose it to any third party without our prior written consent.
8.3 In performing your confidentiality obligation, you undertake to:
a) safeguard Confidential Information with at least the same degree of care as you apply to your own information of like sensitivity and importance, and in no event with less than due care;
b) restrict access to Confidential Information to those of your employees and consultants for whom access is essential for the Purpose, advise them of the obligations under these Terms, and ensure they are bound by confidentiality obligations at least as protective as those set out here. You are liable for any breach by your employees and consultants;
c) notify us without undue delay upon discovering any unauthorised use or disclosure of Confidential Information or any other breach of these Terms, and cooperate reasonably with us to limit and remedy the breach; and
d) at our request, and in any event on termination or expiry of your participation, cease all use of and delete or destroy all copies, reproductions and summaries of the Confidential Information in your possession or control, and confirm this in writing on request.
8.4 These obligations do not apply to information which you can demonstrate: (a) is or becomes publicly available other than through your breach; (b) was lawfully in your possession without confidentiality restriction before disclosure; (c) is lawfully received from a third party without restriction; or (d) is independently developed by you without use of the Confidential Information. Where disclosure is required by law, court order or a competent authority, you may disclose to the extent required, provided that (where lawful) you notify us in advance so that we may seek protective measures.
8.5 Publicity. You shall not publish, demonstrate, benchmark, screenshot or otherwise publicly describe the non-public features and performance characteristics of the Beta Service without our prior written consent.
8.6 The confidentiality obligations in this Section 8 survive for five (5) years after your participation in the Beta Program ends.
9. Intellectual Property Rights
9.1 Subject to Section 5.6, all intellectual property rights, including copyright, trademarks, patents, know-how, trade secrets, database rights (including sui generis database rights) and any other intellectual property or proprietary rights, as well as applications for the same, relating to the Beta Service, the Hausfuchs Data derived or modelled by Hausfuchs, the Outputs and all related documentation ("Intellectual Property Rights"), belong to Hausfuchs or its licensors. We claim no ownership of third-party source data that reaches you under an open licence.
9.2 No title in, licence to, or other right in the Intellectual Property Rights is granted to you other than the limited right of access expressly set out in Section 3. For the avoidance of doubt, participation in the Beta Program grants no right to use the Beta Service beyond the Purpose and no right of any kind after the Beta Program ends.
10. Usage Data, Product Analytics and Session Recording
Please read this section carefully. The Beta Service is instrumented more extensively than a commercially released product would be. Observing how participants actually use the service is one of the main reasons the Beta Program exists.
10.1 Analytics provider. We use PostHog (provided by PostHog, Inc.) as our product analytics and session recording platform. PostHog processes usage data on our behalf as a processor under a data processing agreement. Our PostHog instance is hosted in the European Union.
10.2 What we collect. In connection with your use of the Beta Service we collect, among other things:
a) Product and event analytics — pages and views you open, buttons and controls you click, features and tools you use, searches and queries you run (including the content of those queries), map and layer interactions, areas and properties you view, reports and Outputs you generate, and the timing, sequence, frequency and duration of these actions;
b) Automatically captured interface interactions — interactions with elements of the interface are captured automatically rather than being individually pre-defined;
c) Session recordings (session replay) — reconstructions of your session that allow us to replay how you navigated the interface, including page content rendered to you, cursor movement, scrolling, clicks and the timing of input. Session recording runs only if you have consented to it, which we ask you for when you register; once given, it is on by default for your account. We mask password fields and the further fields listed in Appendix A by default; other on-screen content may be captured;
d) Feature flags and experiments — records of which variants, features or rollouts were enabled for you, so that we can compare behaviour between groups;
e) Surveys and in-product prompts — your responses to surveys, ratings and prompts shown inside the Beta Service;
f) Heatmaps and aggregate interaction maps — aggregated views of where participants click, scroll and dwell;
g) Error, diagnostic and performance data — errors, stack traces, console output, latency, and the state of the application at the time of a failure;
h) Technical and device data — IP address, approximate location derived from IP address, browser type and version, operating system, device type, screen dimensions, language settings, referring URL, and identifiers stored in cookies or in your browser's local storage; and
i) Account identifiers — your user ID, your email address, and your organisation if you provided one, which we associate with the above so that usage can be linked to an identified participant profile.
10.3 Why we collect it. We use this data to: operate, secure, debug and stabilise the Beta Service; reproduce and diagnose problems you report; measure feature adoption, drop-off and usability; understand usage patterns and how the service performs in real use; decide what to build, change or remove; run experiments; contact you about your usage or to request Feedback; and produce internal and aggregated statistics.
10.4 Legal basis. For analytics that are necessary to provide and secure the Beta Service, we rely on our legitimate interests (Article 6(1)(f) GDPR) in operating, securing and improving a service that participants have voluntarily joined. For session recording, and for cookies and similar technologies that are not strictly necessary for a service you have expressly requested, we rely on your consent, which we ask for as a separate, explicit step when you register and which you may withdraw at any time at /privacy-settings or by contacting <privacy@hausfuchs.com>. Withdrawing consent does not affect the lawfulness of processing carried out before you withdrew it.
10.5 Session recording is part of taking part, and it is on from the moment you join. The Beta Program exists so that we can observe how the service is actually used; session recording is central to that, not an optional extra. We ask for your consent to it as a separate, explicit step when you register, and once you give it, recording is switched on for your account and stays on. Basic event and error logging is likewise necessary to run the Beta Program. If you would prefer not to be recorded, please do not join the Beta Program — declining costs you nothing, and nothing else we offer depends on it.
You may withdraw your consent at any time at /privacy-settings or by contacting <privacy@hausfuchs.com>. Withdrawal stops further recording immediately and does not affect the lawfulness of what was recorded beforehand. Because observation is the purpose of the Beta Program, withdrawing also ends your participation in it; we will tell you this before you confirm, so the choice is never a surprise.
10.6 Please do not enter confidential or sensitive information into free-text fields. We mask by default as described in Appendix A, but because session recordings and event data may capture on-screen content and the text of queries, you should not enter into the Beta Service any special category personal data, any third-party personal data you are not entitled to share, or any information you or a third party would not want recorded. This is a precaution in addition to, not instead of, our own obligation to protect your data by design and by default.
10.7 Aggregated and anonymised data. We may create aggregated statistics from usage data and retain and use them indefinitely, including after the Beta Program ends, for any lawful business purpose. Aggregated statistics are counts and summary measures computed across participants; they contain no session recordings, no free-text query content and no identifiers, and they cannot be used to single you out.
10.8 Retention. Usage data and session recordings are retained for 12 months and then deleted or anonymised, unless a longer period is required for security, legal or accounting purposes.
11. Personal Data and Privacy
11.1 Each party shall comply with applicable data protection law, including Regulation (EU) 2016/679 ("GDPR") and Finnish law implementing it.
11.2 Controller. In respect of your account data, your Feedback and the usage data described in Section 10, Hausfuchs Oy is the controller. Our processing is described in our Privacy Policy at /privacy, which forms part of these Terms.
11.3 Processor role. If you submit personal data of third parties to the Beta Service as part of Your Content, you act as controller and Hausfuchs acts as processor on your behalf. In that case you must ensure you have a lawful basis for the processing, and the processing is subject to the data processing terms at /dpa. In the absence of agreed data processing terms, you shall not submit third-party personal data to the Beta Service.
11.4 Sub-processors. We use sub-processors to deliver the Beta Service. At the date of these Terms they are:
| Sub-processor | Role | Location |
|---|---|---|
| PostHog, Inc. | Product analytics and session recording | EU instance; US parent company |
| Supabase, Inc. | Authentication, database, transactional email | EU region |
| Lovable | Frontend application hosting | EU |
| Hetzner Online GmbH | Server and database infrastructure | Germany |
| Amazon Web Services (AWS Bedrock) | Language model processing of chat queries | EU |
A current list is maintained at /subprocessors. We will update it before adding or replacing a sub-processor.
11.5 Transfers outside the EEA. Our infrastructure is located in the EEA. Where a sub-processor is established outside the EEA, or where personal data may otherwise be accessed from outside the EEA, we rely on the European Commission's Standard Contractual Clauses together with supplementary technical and organisational measures, or on an adequacy decision where one applies. You may request a copy of the relevant safeguards at <privacy@hausfuchs.com>.
11.6 Your rights. You have the rights of access, rectification, erasure, restriction, portability and objection set out in the GDPR. To exercise them, contact <privacy@hausfuchs.com>. You may also lodge a complaint with the Finnish Data Protection Ombudsman (tietosuoja.fi).
11.7 Transfer to Hausfuchs Oy. Where the Hausfuchs business is transferred to Hausfuchs Oy, controllership of the personal data described in this Section will transfer to Hausfuchs Oy, and we will notify you before that transfer takes effect.
12. Fees
The Beta Service is provided free of charge during the Beta Program, unless separately agreed in writing. Free access during the Beta Program creates no entitlement to free or discounted access to any commercial version.
13. Disclaimer of Warranties
13.1 The Beta Service, the Hausfuchs Data and all Outputs are provided "as is" and "as available", with all faults and without warranty of any kind.
13.2 To the fullest extent permitted by applicable law, Hausfuchs disclaims all warranties, conditions and representations, whether express, implied or statutory, including any warranty of merchantability, fitness for a particular purpose, accuracy, non-infringement, uninterrupted or error-free operation, or security.
13.3 Nothing in these Terms excludes liability that cannot be excluded under mandatory applicable law.
14. Limitation of Liability
14.1 To the fullest extent permitted by applicable law, Hausfuchs shall not be liable for any indirect, incidental, special or consequential damages, or for any loss of profit, revenue, business, goodwill, anticipated savings, data or data use, however arising and whether or not foreseeable.
14.2 Hausfuchs's total aggregate liability arising out of or in connection with the Beta Program and these Terms shall not exceed one thousand euros (EUR 1,000).
14.3 The limitations in this Section 14 do not apply to damage caused intentionally or by gross negligence, or to liability that cannot be limited under mandatory applicable law.
14.4 You are liable for direct loss or damage suffered by Hausfuchs as a result of your breach of these Terms, subject to the same exclusions and to a corresponding cap of one thousand euros (EUR 1,000), except in the case of your intentional or grossly negligent breach or your breach of Section 8 (Confidentiality) or Section 3 (Licence and Restrictions), where no cap applies. You acknowledge that monetary damages may not be a sufficient remedy for a breach of Section 8 or Section 3, and that Hausfuchs is entitled, without waiving any other rights or remedies, to seek injunctive or equitable relief from a court of competent jurisdiction.
15. Term, Suspension and Termination
15.1 These Terms take effect when you first accept them or access the Beta Service, and continue until the Beta Program ends or your participation is terminated.
15.2 You may stop participating and terminate these Terms at any time by ceasing use and closing your account or notifying us at <support@hausfuchs.com>.
15.3 We may suspend or terminate your access, or end the Beta Program in whole or in part, at any time, with or without cause and without notice or liability.
15.4 Unless earlier terminated, the Beta Program and these Terms expire automatically on the earlier of: (a) the date a separate written agreement covering your use of the Hausfuchs service takes effect; or (b) twelve (12) months from the date you accept these Terms.
15.5 On termination or expiry, your right of access ceases immediately. We may delete Your Content and your account data without further notice. Sections 5, 6.2, 7, 8, 9, 10.7, 10.8, 11, 13, 14, 16, 17 and 18 survive termination or expiry.
16. Changes to These Terms and to the Beta Service
We may amend these Terms, and change the Beta Service, at any time. We will notify you of material changes by email or through the Beta Service. Changes take effect when notified, or on the date stated in the notice. If you do not accept the amended Terms, your sole remedy is to stop using the Beta Service and terminate your participation.
17. General
17.1 Assignment. You may not assign or transfer these Terms or any rights under them without our prior written consent. Hausfuchs may assign or novate these Terms, in whole or in part, to any affiliate, or in connection with a merger, reorganisation or sale of the Hausfuchs business or assets, and you consent to such assignment or novation. We will notify you of any such transfer.
17.2 Entire agreement. These Terms, together with the Privacy Policy and any documents referred to in them, constitute the entire agreement between the parties in respect of the Beta Program and supersede all prior discussions and understandings on the subject. Where you and Hausfuchs have entered into a separate non-disclosure agreement or other written agreement that specifically covers the same confidential information, the terms of that agreement prevail in respect of that information.
17.3 Severability. If any provision is held invalid or unenforceable, the remaining provisions remain in full force. So far as applicable law permits, the invalid provision shall be replaced by a valid provision that most closely reflects the original intent; where applicable law does not permit that, the invalid provision is simply omitted.
17.4 No waiver. Failure to enforce any provision is not a waiver of the right to enforce it later.
17.5 No partnership. Nothing in these Terms creates a partnership, joint venture, agency or employment relationship between the parties.
17.6 Notices. Notices to Hausfuchs shall be sent to <hello@hausfuchs.com>. Notices to you may be sent to the email address registered on your account or delivered through the Beta Service.
17.7 Force majeure. Neither party is liable for failure or delay in performing its obligations, other than an obligation to pay, caused by an event beyond its reasonable control, including natural disaster, war, civil unrest, industrial action, epidemic, failure of a public telecommunications network or electricity supply, or an act of a public authority. The affected party shall notify the other without undue delay and use reasonable efforts to resume performance.
18. Governing Law and Disputes
18.1 These Terms are governed by the laws of Finland, excluding its rules on conflict of laws.
18.2 Any dispute arising out of or relating to these Terms shall be settled by the District Court of Helsinki, Finland, as the court of first instance.

Appendix A — Session recording: what we mask
Session recording is enabled only with your consent (Section 10.4). When it runs, the following are masked at capture time in your browser, so their contents never reach us or our analytics provider:
| Masked | Detail |
|---|---|
| All password inputs | Never captured, in any state |
| All email and telephone inputs | Replaced with a placeholder |
| Free-text search and chat inputs | The box you type in is masked, and the chat panel is left out of recordings. The fact that input occurred is recorded |
| Any element marked as sensitive | Elements carrying the `ph-no-capture` class are excluded entirely |
| Payment and identity fields | Not present in the Beta Service; masked by default if introduced |
What is not masked, and may therefore be captured: page layout and navigation, map and layer state, the areas and properties displayed to you, Outputs rendered on screen, cursor movement, scrolling, clicks, and the timing of input.
If you believe something sensitive is being captured that should be masked, tell us at <privacy@hausfuchs.com> and we will add it to this list.
